Can Asphalt Sealcoating Take Place Year-Round in Las Vegas?

Winter brings colder temperatures, but it also brings shorter days. Sealcoating dries best in direct sun. With the combination of cooler weather and less sunshine, the sealcoating material will dry much slower. Shorter days will typically necessitate that the second coat of sealant cannot be applied until the next day. This may be considered an inconvenience, but it may also translate into higher costs. The shorter days of winter must also be considered if you are planning to have the contractor apply pavement striping after sealcoating. Depending on the size of your lot and the type of paint that you choose, parking lot striping and marking may add an additional day to the process.

Asphalt pavement contractors recommend that asphalt crack repair be performed as quickly as possible. It is best to ensure that all breaks in the pavement are filled or sealed before winter arrives. If sealcoating is also necessary, it is often better to wait until the return of spring and warmer weather to apply the sealant.

Temperatures can also be too hot for successful application of a sealcoating material. Manufacturers of sealcoating products recommend a maximum ambient and pavement surface temperature of 90 degrees Fahrenheit. Sealcoating during the cooler morning hours ensures optimum conditions. As temperatures rise, drying and curing properties are enhanced. Low humidity also enhances the drying and curing process.
