Sealcoating, Asphalt Resurfacing or Repaving
No pavement will last forever without routine maintenance and periodic repairs, and there will always come a time when these measures are not enough to save the pavement. When asphalt pavement becomes so damaged that it is unsafe as well as unsightly, you must normally choose between resurfacing and repaving. These are two different methods of restarting the clock on your pavement’s life. However, sealcoating can help you keep the clock ticking longer.
About Sealcoating
Asphalt professionals consider regular sealcoating to be the most cost-effective method of extending the life of asphalt pavement. Sealcoat blocks the rays from the sun that leave asphalt dry and crumbly, and it helps prevent the deterioration caused by automotive fluids and other chemicals. By itself, sealcoating has limited repair capabilities, but it can restore the rich color of new asphalt and fill minor imperfections in the surface of the pavement. The process is economical and fast, requiring minimal disruption to traffic. Cracks and potholes are repaired, the sealant is applied and the area can usually be opened to traffic within 24 hours.
Resurfacing vs. Repaving
When your pavement needs more than just a couple of cracks repaired, you may need to consider resurfacing or repaving. Of the two procedures, resurfacing is the more economical and faster method. To resurface asphalt pavement, the contractor will repair any cracks or other breaks in the pavement, apply a new course of asphalt over the existing pavement and then use a rolling machine to compress and smooth the new layer. Repaving is a more extensive operation, requiring the removal of existing pavement, re-grading, repairing or rebuilding the foundation and finally installing multiple courses of asphalt pavement.
Whether you will need resurfacing or repaving depends on factors specific to your pavement. However, as a general rule, resurfacing can be a good choice if the pavement has cracks over 25 percent to 35 percent of its surface and the foundation is stable. If the cracks are more extensive or a large portion of the foundation needs to be rebuilt, repaving may be required. Regardless of whether you repave or resurface, maintaining your sealcoating is the most economical way to ensure that you get the maximum life from your new pavement.
