When it comes to extending the life of your asphalt pavement, there is no routine maintenance procedure that will be more beneficial than having sealcoating applied by a professional. Sealcoating blocks the UV rays that can rob your pavement of its moisture and leave it brittle. It also gives you an extra layer of protection against automotive fluids that can soften the pavement. Sealcoating also helps smooth the appearance of the pavement’s surface and returns faded asphalt pavement to the dark, lustrous color that it had when it was first installed. However, sealcoating is not a one-time procedure; depending on the type and volume of traffic supported by the pavement, fresh sealcoating needs to be applied every two to five years. In the Las Vegas area, many months offer opportunities to apply sealcoating, but May is typically the best month.
Sealcoating can be a touchy product. If the ground temperature is too cold, the sealant will take longer to dry. Should the water in the sealant freeze overnight, the sealcoating job can be ruined. The ideal temperature for applying sealants is 70 degrees Fahrenheit, but manufacturers strongly advise to never apply sealcoating unless the temperature is at least 50 degrees Fahrenheit and expected to remain at or above that point for the first 24 hours.
Sealant manufacturers also advise against applying sealcoating when the temperature is above 90 degrees Fahrenheit. Although there are steps that can be taken to cool the pavement, it is always better to apply the sealant when the temperature is a bit lower.
Although the weather can vary greatly between years, historical statistics reveal that it can be too hot to sealcoat from June until sometime in September, but it can be too cold to sealcoat from October through March. There may be days in April that are conducive to sealcoating, but the weather can also be uncooperative during that month.
For best results, sealants should receive several hours of direct sunlight. Sunny days are far from scarce in the Las Vegas area, but statistically, the chances of sunny days are greater in May than from October through April. Sealants also do not cure as well when humidity levels are high, and the average humidity level in the area is lower in May than in any other month except June and July.
Another reason for sealcoating in May involves the risk of precipitation. Sealcoating needs to be applied to dry pavement, and if it rains before the sealant is cured, the job can be ruined. Granted, the Las Vegas area does not get a lot of rain, but the odds that it will rain in May are lower than in any other month except June.
Therefore, when you consider how well the conditions required for quality results align with the typical conditions present in May, it is easy to see why May is considered a great month for sealcoating. Naturally, there is always a chance that there will be an isolated day or two that are not conducive to sealcoating, but the odds are still in your favor.
